Note: Tracts will sell in adv order. All three tracts have been farmed by
same renter for 18 years using no-till practices. Tracts are enrolled in
the Counter Cyclical Program, Johnson Co, w/total corn base of 58.9 and
CC yield of 147 bu. and a bean base of 60.4 and CC yield of 45 bu.
Terms:
Buyer must have pre-approved financing, 10% down day of sale w/signing
of a purchase agreement. Balance to be paid in full at closing Nov. 16,
2010 at which time the deed and abstract will be delivered and
possession will be given on house and building. Possession of farmland
acres will be given following harvest. Taxes to be prorated to date of
closing. There will be no prorating of rent
payments.
