Tract 1:  Consists of 68 acres M/L with 66 acres cropland which is enrolled in the Direct Counter Cyclical Program.  Tract has a CSR of 76.3, corn base of 51.1 acres with a CC yield of 127 bu and a bean base of 9.8 acres with a CC yield of 41 bu.  Tract is all in one field adjacent to the East side of Interstate 380.  Taxes for 2009 were $1,414.

Legal Description: The Southwest quarter of the Northeast fractional quarter, and the South 7.62 acres of the Northwest fractional quarter of the Northeast fractional quarter, of Section 3, Township 80 North, Range 7 West of the 5^th P.M. which lies East of the Easterly right of way line of  Interstate Highway No. 380.

Legal Description: The West half of the East fractional half of the Northwest quarter of Section 4, Township 80 North, Range 7 West of the 5^th P.M.

Terms for both Tracts: Buyer must have pre approved financing, 10% down day of auction w/ signing of a purchase agreement, with the balance to be paid in full at closing date November 3, 2010 at which time the deed and abstract will be delivered and possession will be given.  Taxes to be prorated to the date of closing.  There will be no prorating of rent payments.
